Do I live in a bubble here in Forest Creek compared with the rest of "east Round Rock"? I guess I just don't see this - being upside down in your home. To be honest, I have never even heard of that till I moved here and visited this forum - but that is likely because the Seattle area has a booming market. (Sure to bust soon, I bet). In fact this forum is the ONLY place I have come across to negatively talk about "east RR", or Forest Creek.

Forest Creek, and starter homes? Wow... if FC is a starter neighborhood for Texas (golf course community, homes to $800k+) - you Texans would flip over true starter neighborhoods, elsewhere.

My sisters home, purchased in FC for $225k 6 (ish) yrs ago, hasn't appreciated like I have seen appreciation in Western WA (owned for 3 yrs, $120k appreciation, 22 yr old neighborhood 25 miles from major city, sold in less than 24 hrs) - but still has appreciated a fair amount. I do see them sitting for a longer than I am used to.

The home we are building in an existing and developed area of Forest Creek already has equity before the foundation was even poured.

I am glad it is working out for you and your relatives. FC is a nice area. FC does sort of compete against Lake Forest, and also Sonoma. Sonoma's original sections are 70' lots, with homes averaging about 3100 sq. ft. and they are nice too. I don't have the price comparison's handy, but one caveat is to avoid looking at just one area when purchasing at the higher end of the price spectrum.

I think it has already been said, but I will say it a different way, watch out for subdivisions very close, that are just as nice, or close to as nice, that can bleed off some potential future buyers. I see Sonoma as a spoiler in that respect for Lake Forest and Forest Creek.
