Hi! I have read all the threads for the above neighborhoods and wanted a more recent comparison. We are moving to Austin from Fort Worth very soon. My husband has a new position there and will be staying at an extended stay in the Domain until our house sells and the kids and I can join him. We have 2 boys, 3 and 7 and our budget is $350000 - $400000. We like the area of Steiner Ranch but Twin Creek and Deer Creek Ranch look good as well. Any tips to help decide? We do understand the traffic since he will be working Mueller but are more concerned with good schools and great neighborhood. Thanks for your help!

I live in Steiner and love it. You will be hard pressed to find much under $400K though. That said, as much as I love it here, I would never live here if I had to commute to Mueller. Same with Twin Creek and Deer Creek. That commute would be absolute hell.

i might suggest the circle c/surrounding areas. The commutecwoyld be about 45 minutes in the morning and a bit longer at night. The schools are great and there are several back ways to get to and from Mueller (did it for a while). There are lots of threads on the area.

Thank you for the replies! CarnivalGal, we have read the commute is about 40 min if he leaves before 7. He usually leaves around 645am. And around 45 to 50 in the evening. Is that true? Right now that is his commute to Dallas, so it is doable for a great area. Thanks!

If he leaves at 6:45, he may be able to make in in 40-45 minutes. The commute home would be longer. Rush hour starts at about 4:00 when the high school gets out and lasts until at least 7:00. Expect an hour +

Also be aware that this area is being developed like wildfire, with very little to no improvements planned for the infrastructure. So what is a 45 minute commute now will easily be over an hour in a few years.

I have lived in Steiner for 13 years. What used to be a 10 minute drive to 2222 can easily take 45 minutes now. And that's only to go to the 620/2222 intersection, which is just a couple miles away. People here have quickly learned to just not go that way before 10:00 or after 4:00, but there are times you can't avoid it, especially if you have kids at the high school.
