Hello,

We (My wife and I) are relocating to Austin from Seattle and will be making close to 300K. I wanted to know which neighborhoods would you recommend which have the best schools? I am willing to buy a house up to 500K.

Best schools - Westlake district. But that is west of town (not too far) and not really in the heart of the city.

If you want to be in Austin, look for schools on the West and Southwest side. Your budget should be fine to buy something in those areas, especially in SW Austin.

Actually the "best schools" can be found in 5 different school districts. AISD, RRISD, LISD, LTISD (along with EISD). The schools are found North, NW, W, way out west & SW of town.

500K gives you options. What else are you looking for in a neighborhood? (new, mature, views, amenities....what?) Do some research & post back.....& where's your work?

What hound 109 said. Plus, which school will be best for your kid depends on your kid and their own needs, so you may want to talk to a few.

What do you and your family like to do besides work and what do you consider a reasonable commute?

Good point.

And to follow up with what Ms. HorseLady said....the "best" (toughest) school might not be the "best" fit for a kid. Good to great Schools can be found in her neck of the woods, (Gtown)....& also in Dripping Springs, Liberty Hill & probably other areas.

Estimated median house or condo value in 2009:
Seattle, WA $452,000
Austin, TX $214,300

$500 K buys a lot of house in Austin. Property taxes are around 2.4% here so you might want to take that into consideration and buy a less expensive house. Unless you don't mind paying $12,500 per year in property taxes.

I have a three year old and would be looking for pre-school followed by elementary schools. I would we working in north Austin.

There's 30+ great elementarys in greater "north" Austin. 500K gets you into every one of them.

I believe that most people on this thread are now looking at schools feeding into Anderson High School, Westwood High School, McNiel High School, and Vandegrift High School. Any of those would do. You would get the least house for your money in the Anderson High School area (especially the areas south of 183). 500k would get you at least 3,000 sq ft and maybe even a few in each of those areas. Doss Elementary would be the only elementary that you wouldn't get that, 500k doesn't buy you a whole lot in that area. I would limit my search of NW Austin. If you wanted to be closer into down anything going to McCallum would also be a fine choice, but less home for the money are normally not considered to be a nice of a school as the rest. Gullet and Brentwood Elementary would be great schools though. Highland Park elementary would again be a stretch to buy with just 500k, but is doable. I'm an Anderson grad myself and I may be a little partial to Anderson but they are all good schools. Though with 500k I would barely look at McNiel high school when you have the other three as options, but I say that because that area lacks hills which I have grown to love
