In general you can see the median house or condo value color coded on this map. https://www.city-data.com/zipmaps/Austin-Texas.html

Run your pointer over the value dial at the bottom and it highlights the neighborhoods that fall into that price range.

In general, ignoring central Austin, most of SW Austin is slightly more expensive then most of N Austin

How far north & how far south?

I'm thinking the schools would drive the property values in both areas.

I've always thought North, but it does depend how north, how south. Of course, 78704 is south and is very expensive. but i think you are talking like maybe william cannon south and braker north?

Do you mean NW, North or both?

If you're including NW Austin then, on average, NW tends to be more expensive. Having looked at homes in Both SW and NW, we were surprised to learn NW was more. Could be because of the schools and then proximity to companies along 183 and Mopac.

Prior to moving here, we thought we'd end up in the Circle C area and looked at nice homes in that area. Once work ended up in NW Austin instead, we knew we had to be there and were really surprised by how much more expensive the homes were versus SW.

Traditionally, a lot of the big tech employers were in the N/NW corridor which has helped housing prices in that area for at least two decades now. South is playing catchup recently with more tech companies locating downtown and along South MoPac lately.

Downtown really seems to have the momentum with tech startups these days, but I'm not sure there is enough office space available to keep them there as they grow.

Yes. Housing prices follow the jobs, then schools follow the prices. crime and amenities are secondary.

For example, Hector Ruiz decided to move AMD from SE to SW, and Intel added jobs at the AN4 campus on S. Mopac. Houses SW took a huge bump because of these decisions. The schools/amenities/crime didn't improve on the SW side, but the prices did. Meanwhile, crime, amenities and schools have been improving in far south Austin and Buda, but the prices haven't taken a huge jump, mainly because of the lack of a corporate campus like Dell, IBM, Freescale, etc. in that area. The arrival of Apple in North Austin has driven 1600sf houses into the 280K range in the LANIER HS area - arguably the worst HS in Austin, but the paychecks are there, and people have to live near their jobs in this town. I doubt that whoever pays that 280K for a house is getting 280K worth of enjoyment out of it. They are probably getting the same level of product that can be found for 120K in the 78744 zip, but are paying 2.5X for the house because of Apple, Inc. down the street. It sucks for non-Apple employees because they are getting ripped off and don't know it.

I thinkt hat people in this town need to be aware of what they are paying for, and not pay it because it's in their price range. If people bought houses AWAY from major employment centers, they would get better products as a result, or they would get the same schools, crime etc for 1/3 the price.
