I'm checking out these three subdivisions. All look to be of good quality, with Covered Bridge Crossing looking a lot like an established and property-value-keeping community. Can anyone offer their experiences & observations?

We looked around in Smryna quite a bit and are currently buying in Vinings Pointe. We liked the homes in the Woodland Brooke subdivision and actually put an offer down on one but it was not accepted. We went through several of the homes in the community and they were all well maintained.

We did not go to Covered Bridge Crossing because the homes were all stucco and we were advised by our agent to avoid stucco homes. The Vinings Place subdivision was a little to close to the Veterans Memorial expressway which didn't seem very nice when we drove down it so we didn't look there either. Also, another community you might want to consider in that area is King Valley at Vinings. I have heard good things about the neighborhood and liked some of the homes we saw there.

No. They're established communities. Covered Bridge Crossing (which isn't all stucco... I'm looking at brick...) has homes that went up in '92 and '93, maybe a few older. Vinings Place is in the early 2000s. Don't know the exact age on Woodland Brooke but there are so many homes in it that trust me, it didn't just go up last year

I'm not fond of King Valley at Vinings; personal preferences and such. But Austin Lake, which I know little about, has caught my eye.
