And that is going to be an issue because Peoplestown, Mechanicsville and the other surrounding neighborhoods still are not registering as having turned around to the point where retailers are saying "Oh ok, I see a whole bunch of urban professionals here I can sell to"

I live in East Atlanta and would love this but its not going to happen. Most of these retailers do not want to be south of I-20.

You also have the Glenwood Walmart issue that's probably keeping any would-be retailers away until it's resolved.

I disagree. They just care about customer base / income demographics (which in turn leads to a profitable store). It may take a little more time for the area to redevelop some more but if they see a strong demand for their stores south of I-20, they will build here.

I actually think TJ's is also missing out on customers in Decatur area too.

No, there is a stigma from national retailers about being south of I-20. Especially the upscale ones like Publix and Trader Joes. Kroger is one of the few that breaks the line.

They want to build here, but, looking at a map, there's only two realistic locations: Glenwood and Atlanta Dairies. We know what's going on at Glenwood, Atlanta Dairies is more of a mystery. There was a deal in place just before the RE crash - since then, I've heard a bunch of rumors, but nothing has materialized. And like I said earlier, any potential investors are probably in wait-and-see mode until the Glenwood Walmart does or doesn't happen.

No national corporation is going forgo profit because of a stigma.

Your right, that's why there is a lot of national retail chains south of I-20.
