My husband and I are from New York and are thinking of relocating to georgia. We visited the atlanta area last month and really liked what we saw. We don't have any kids yet, but would like to buy in an area with good public schools, and really like the idea of a masterplanned community. If anyone could give me any suggestions on great masterplanned communities with top schools, it would be a great help. Our price range is anywhere from 350-450K

While I applaud your emphasis on good schools - if you want to actually SEE your kids between the age of 5 and when they move back home after finishing college , you'll want to consider where you work first, then choose a place to live. Sitting in traffic can't be counted as 'quality time' with the kids.

Schools are important, but you've got at least 5 years to worry about that (except if you need to resale). If you get into areas that are changing/growing, school rankings can change drastically in a few years. The previous post regarding commute time is on target. There is so much to choose from in Atlanta, so I'd need to know a little more about likes/dislikes/needs before pointing you in any direction.

I agree with the above comments. If you do not have kids yet, I encourage you to choose a neighborhood that you and your husband like and don't worry about the schools -- you have at least 5 years to worry about that. In your price range, you will be able to find some nice options in "intown" neighborhoods, where you find many young couples with young kids. You also have a plethora of options further out from the city where your money will go even further.

Consider renting for the first several months because it takes awhile to get your bearing here and to decide if you want to live north, south, east, or west. Everyone seems to have a preference (mine is Decatur, just five miles east of downtown Atlanta).

Peachtree City is a planned community about 30 minutes South of Atlanta. Originally planned for a population of 40,000 in 1959, PTC has a population of 34,000 and is on the last planned phase of construction. In July of 2005, Money Magazine ranked Peachtree City eighth on its list of the 100 Best Places to Live in the United States. The city is known for most households owning at least one golf cart...they use them to get around. There are something like 10,000 golf carts in Peachtree City. The schools are Fayette County, which is considered one of the best systems in Atlanta.

Do you know what part of Atlanta you'll be commuting to? Traffic from suburbs into the city at rush hour is bad no matter where you live...but any Southside or Western suburb is just slightly less so. Do a search for Peachtree City and check out the website...it will give you much info.

I will be on Power Ferrys Road, NW. where the 75 and 295 meet. I am trying to figure out the best side to be on....the north, or the south....i want to make sure i an get alot of bang for my buck and that we feel safe all the time....

The suburbs are mainly low in crime, with a few exceptions. Power's Ferry is not a nice commute from Peachtree City, it being on the Northside Perimeter and PTC being 30 minutes south....you would have to drive through Atlanta to get there, so the the commute would probably be an hour or so. I don't know of any other planned cities of that size and status, but maybe someone else does...

Are you definitely set on living in the suburbs? There are some really nice neighborhoods in the city...Glenwood Park, Morningside, Virginia-Highland, Ansley Park, etc. all safe and really beautiful. From inside the city a commute to anywhere is a breeze...
