Hello!

I will be moving to Atlanta in the next month or so and need to find a house quickly.

There seems to be some decent places on the east side of interstate 285 in Mableton and isn't too far to my commute inside the perimeter.

Is it safe? A decent place to live?

Any advice/thoughts would be helpful.

Yes - Mableton is an excellent choice for good location, reasonable pricing. Are schools a priority? Schools would be good not great.

Nope. Schools are not a priority.

Safety is my top priority. So safety is okay?

Then ease of accessibility to run errands (shopping,etc.) and the fun stuff (things to do, restaurants, etc).

I also saw that Mableton has a high percentage rate for tornadoes. (150% above normal.) Is it a huge concern for those who live and around there?

It really depends on where in Mableton you are looking. The area does have a higher amount of crime than some other suburban areas, with most of it fanning out from the Six Flags and former Bankhead Courts areas. I lived in the gated community Providence for a few years and we definitely had our share of break-ins during the day while people were at work. You would also get suspicious vehicles driving through looking for targets. If safety is of utmost importance, I would probably shy away from Mableton, honestly. Mableton really grew with the housing bubble, but now that it has burst, you are seeing a big drop in property values, which is resulting in many abandoned properties and a surge in discount rental houses, which can bring some undesirable elements to an area. Basically, there are many worse areas, but also many better areas in terms of safety.

Look at the areas adjacent to Smyrna (also look at Smyrna too).

There are several good, reasonable and well maintained neighborhoods off of Nickajack Rd, which is between Floyd Rd and Fontaine Rd.

It will take 10 minutes to get to 285 at Atlanta Rd from there and not much longer to get to the Paces Ferry interchange to the north of Atlanta Rd or South Cobb to the South.

Anyone have any decent suggestions for townhome subdivisions in the area? I was looking at an old thread and they seem to be in agreement that John Weiland homes are good to go but then again that was 2008.

Some areas of Mableton (and southern Smyrna) are fairly nice. I would recommend anything along Buckner Road, Cooper Lake Road, or Nickajack Road and most places north of Venerans Memorial Highway. Crime seems to concentrate along Veterans Memorial Highway, Floyd Road, and South Cobb Road. I've heard that subdivisions nearer to 285 like Legacy, Providence, and Cobblestone Creek are nice, but I don't have firsthand experience. I live about halfway between the E/W Connector and Veterans Memorial Highway on Cooper Lake Road, and it's just fine around here.

I've not seen much downturn in the center of the Cooper Lake area, at least in terms of abandoned property or even foreclosures, but I suspect our older Wieland area is holding its value a bit better than other areas in Mableton.

The Cove at Vinings Estates might be one, and there are a couple along the East West Connector. Creekside might be one? Westwood Terrace? Maybe also look in West Village just north of 285 on Atlanta Road.

The latter will probably be more expensive due to its proximity to Vinings.
