can anyone comment on the following:

1. is there a COUNTY CLOSING TAX that is imposed. where i come from there was a 1% tax on the sale value of home that the county imposed that we had to pay at closing. there's also 1% tax when we sell as well. is there also a similar tax in georgia counties? is there a work tax as well?

2. is there ANYTHING ELSE i should be aware of like redistricting of the school boundaries or proposed / up and coming property tax increases, issues with teacher strikes, issues with sewer/water, crime/gangs?

3. is it common for realtors there to give BUYER REBATES?

We paid a state tax of 1/2% of our mortgage at closing. There was no county tax but we weren't in Cobb. I've never heard of a county tax, but that doesn't mean there isn't one somewhere.

There is also a state income tax that gets to 6% pretty quickly, but not "commuter taxes" like they have in some places in the northeast. The license tag for your car is called the birthday tax since you renew on your birthday and is pretty steep. Its pretty bizarre. They actually make you prove when you moved in state (you would think they would make it easy to pay a tax).

Property taxes may be going up a little bit in Cobb, but not a lot. Ask the realtor about that and if there is anything other than the state tax on the mortgage.
