My wife and I are currently looking for a specific kind of house in a specific kind of neighborhood. We have our heart set on Neely Farm, but we also want to have another option for comparison-sake. Therein lies the problem: finding another neighborhood with all the characteristics of Neely Farm seems impossible! See if you can help us find another neighborhood, with the following qualifiers:

Characteristics of the Homes:
-At least 4 bedrooms, 3.5 baths
-At least 2,500 square feet
-High quality/upscale construction
-Most (at least 95%) of the homes have side-entry garages
-Lot size: around one acre
-No more than $700,000
-Basement

Characteristics of the Subdivision:
-Single entrance/exit
-Less than 20 miles from Buckhead (Lenox Square)
-Pool within the neighborhood with diving board
-Swim team
-On the North Side (Peachtree Corners, Dunwoody, Sandy Springs, Roswell, East Cobb, Alpharetta, Johns Creek, Milton, Brookhaven, Buckhead, Vinings, other northern ITP areas)

Added Bonuses that Neely Farm has (not Critical):
-On the river
-Sidewalks
-Lots of kids
-Homes are 1985 or newer
-Most homes are custom/non-assembly line (not many look-alikes)

I would check out Sibley Forest in East Cobb.

Great schools too...at the elementary, middle, and high school levels!

It's going to be tough to find another neighborhood that meets those criteria.

My favorite thing about Neely (besides the private river park) is that in terms of exterior appearance and interior layout, the homes have aged incredibly well. They were built from 1986-1993, but almost all of them have a double-entry foyer, open floor-plan, big kitchens with keeping rooms, and a good bedroom-to-bathroom ratio (none of the homes have the shared-hallway-bathroom thing going on).

Also, FYI, the single entrance requirement is going to be really hard to meet.

Peachtree Corners--
-River Station (single entrance)
-Amberfield

Dunwoody--
-Redfield (single entrance)
-Spalding Lake
-Four Seasons

Sandy Springs--
-Grogan's Bluff
-Princeton Square

Brookhaven--
-Byrnwyck (single entrance)

The lot size is the one factor that stands out to me as making Neely Farm the most unique.

I love Neely Farm and I do think it is fairly unique.

The kids question is one you really need to investigate carefully because many of the homeowners moved in as the subdivision was built. Some homes have turned over, some have not.

I have two good friends who live there but their youngest children are in high school.

If schools are a criteria, for better or for worse, many families strike Neely Farm from their list.

Lots of carpools to private schools though.

Hello DunwoodyPanhandle. Did you make a decision on moving to Neely Farm? It truly is an exceptional neighborhood - I've lived here for 3 yrs. I know that you track home values quite a bit so you already know that prices are low if you want to make a move. For a very quick way to see what is available for sale in the Neely Farm neighborhood, type in the URL: MyNeelyFarmHome with a dot com on the end for a real estate agent's web site with one easy link to see the local inventory. I hope that helps you keep tabs on what is available for sale!

I would need to check some maps to make sure, but what I think makes the neighborhood really nice is it is surrounded by a floodplain from the Chattahoochee.

Essentially many of the houses in the neighborhood have flat plains or forest behind their backyard and that land is protected from development.
