Despite what I said about being impatient about travel times back in the https://www.city-data.com/forum/albuq...e-ventana.html thread, features and price have led me to pick a house in VR.

So now I appeal to your experience: what is there to do in the area? Entertainment, recreation, good shopping areas, that sort of thing. In short, I guess, what do I NOT have to go into town in order to do?

I hear there's a good second-run movie theater in the area. Where's that?

The theatre is at Coors and Paseo - not in Ventana Ranch. With the new road, its about 10 minutes east. There is not much shopping to speak of: Walgreens is about the only retail-type store. There is a Giant gas station, a Blakes Lotaburger, a dry cleaner, and coffee shop. My brother-in-law still lives there, so we visit a couple of times a month. He basically drives for everything. I had rental property there and at times would visit frequently. It has grown a lot in the last three years.

Cottonwood is 15 minutes away, Target is 10 minutes away, there is a Wal-Mart 15 minutes away, along with Home Depot, Lowes, etc. Coors between Paseo and Alameda is "restaurant row". Lots to eat. For now, Ventanta Ranch is primarily just homes. A big day for them is to bike to the Giant and get a Coke (or is it a Soda or a Pop?).

The main westside shopping town center is about 10-15 minutes away & has every store you need.
Cottonwood Mall 140 stores
Wal Mart
Lowes
Homedepot
Target
Kohls
with several restaurants.
The $1 Movie place is called....Movies West
There is also a United Artist Cottonwood 12, in the Mall.

Ventana Ranch is a bedroom community with a great family feel, the community has over 30 miles of walking/biking trails, it also has a community center w/ Pool, and several nice parks throughout the community.
It was one of Albuquerque's first planned communites which is nicely landscaped throughout and maintained by a homeowners association.

I might wonder why one considers VR one of the first planned communities. Albuquerque's full of planned communities, many predating VR by some decades.

VR might qualify as one of Albuquerque's first bedroom communities, as it is located far away from shopping or employment, with little chance of those showing up nearby due to zoning.

As it builds out, and as points further west get annexed and built out, I'd expect that 20+-minute tolerable commute on Paseo will get intolerable rather quickly. If you plan on a long term presence, might be good to factor that one in.

HOAs are bad for America.

How much further West can we go? Soon we'll run into reservation right?

We can go much further west. The limitations aren't geographical. They're more geological (that rock is tough!), land use (there's oil in that thar hill), water, and infrastructure.

Directly west of VR will actually probably become part of RR. If you look at Albuq's city limits about a mi south of VR, it goes miles and miles further west.

The rather perverse thing about it is the city councilors on the east side of town tend to push forward for developers to build regardless of consequence, while the westside councilors have tended to put the brakes on.

Not for a while..., we got passed the petroglpyhs so it will be a while for we hit reservation, especially Rio Rancho it has more area to spread out then albuquerque, and maybe in 100-110 years or so Rio Rancho will pass ABQ its a deffinate we have done research. ABQ is certain to hit a million way in the future, but i could be soon hahah, thats how much land it has haha.

And i live in the Ventana Ranch Area and i love it to freakin death.. i hope to see that area expand way out!!

I think Ventana Ranch doesnt have unchecked growth at all it just takes time, the plans are gunna be nice.. whats really gunna be crazy is the new plans for the Westside..160,000 homes,..THATS JUST PHASE 1 out of 4
