Property taxes are a local thing, not state. There are large portions of the state that are "unorganized," meaning no local government and hence, no property taxes.

We own property near McCarthy and do not pay any taxes on it because it is in an unorganized borough. We own another parcel near Trapper Creek which is in the Mat-Su borough and pay property taxes on that one. And, we pay a lot of property tax on our house in Anchorage.

I lived in a small bush community located in the last remaining unincorporated area of AK. While serving on the volunteer planning committee, the State began making noises about annexing it to an existing borough. To preempt the borough commission, it voted to become a second class city. We did all the paperwork and required planning docs for the town. Talk about a real time lesson in civics. The new city voted not to tax property largely because of the expense of zoning and assessing values. They wanted to keep city government as minimal as possible. Its been about 10 years now and the city still only employs about 4 people (head librarian, city clerk, landfill manager and a couple of workers). City council and other services are still provided by volunteers.

And it looks like Anchorage is going to get a "water run off" tax soon!!!!

Yeah, I really looking forward to that - not! I got to hand it to them though, they seem to be able to find all kinds of ways around a property tax cap.

Yep! City sewer system is getting old is the excuse. You will see it eventually too because of the "Monkey see. Monkey do" effect.

Wow, that's crazy. Well yeah, they'll probably see this in town before too long, but I can't see myself ever living in town. We have a whole different set of problems out where I live, but I prefer them to city problems.

They are calling it a storm water utility and someone is going to have to pay for it.
