If one has potential buyers 'in the wings' or plans to actively work to independently sell the property (which every buyer should do!), that should be added into the Realtor's listing agreement. I've done that before and it wound-up costing me 2-3-percent, instead of 5-6-percent. But, it's hardly fair to agree to one thing and then try to change the agreement before it expires.
Further, one cannot expect to "sell the property themselves" to a buyer who then wants to bring their own Realtor into the transaction.
