The water treatment plant is to treat water for drinking pusposes. There is no sewage treatment in the plant. Hence smell is not a big issue.

Also we checked out the elevation and found out the following details:

Summerfields location 95 feet
Canal 52 feet
Manville 59 feet

BTW, I heard they no longer offer 10K incentive for 4BR house. And soon they may increase price.

The water treatment plant uses harmless inorganic chemicals (aluminum sulphate) and activated carbon, etc. and does not produce contamination.

Before booking, we checked the elevation of the site. It is about 40 ft above Weston canal level. The canal is 30-40 ft above most parts of Manville, Bound Brook, etc. towns. Hence during any flooding, the water goes to those towns.

What we liked the most was open space and breeze. The area is surrounded by active adult community (Canal Walk) in south, Pillar of Fire stadium in west, Weston canal in north and light industrial estate in east, plus huge farms. It is difficult to find such open space in central NJ.

When paying for the home, how much of a deposit do you have to give? Do they want all of the money firsthand before they build?

Which model do you recommend, average price and all rounder that can satisfy.. I wanted to leave franklin township, but my daughter is entering the 9th grade, and she wants to stay here. Im considering moving to summerfields. Ive visted it before, but after leaving it aside for a while, im considering it again. How much deposit do you put in? All of it? (since it needs to build)..
I heard that they say for example that the price is $400,00 but they eventually raise the price up thousands.

We went to the development the day after Hurricane Irene and there was no flooding at all. In fact, the ground was barely saturated. So we felt very good about that, especially because Bound Brook was completely underwater.

When you I initially sign, they require 10% down, any additional money down comes at closing. We went ahead and purchased an Essex model and hope to close within the next month!

The deposit is 10% of total home proce. Balance while closing. Also you may spend money on home upgrade selection (doors/kitchen marble, island, florring, etc.) which may cost $10k-30K depending upon upgrade. You have to pay 50% of the upgrade amount upfront. For upgrade on electrical, control wiring (about $10-15K depending upon selection), you need to pay 100% upfront directly to contractor. The price of home base price and home upgrade (but not electrical or control wiring upgrade) counts towards property tax, which is 2% of home price.

2) About model selection, it is depends upon your ytaste, number of people leaving in the house and money you want to spend. Bergen ($437,000) and Mercer ($482,000) are popular models

1) Warren 2,000 sq ft $389,900 3 bedroom/2.5 baths
2) Atlantic 2,389 sq ft. $417,900 3 bedroom/2.5 baths
3)Bergen 2,655 sq. ft $437,900 4 bedroom/2.5 baths
4) Essex 2,669 sq. ft $465,900 4 bedroom/2.5 baths
5) Mercer 2,714 sq. ft $ 482,900 4 bedroom/2.5 baths (+1 study room)
6)Somerset 3,316 sq. ft $532,900 4 bedroom/2.5 baths (+1 study room)
7) Sussex 3,400 sq. ft Ask builder 4 bedroom/3.5 baths (+1 guest house) master bedroom on 1st floor

The aove figures are as of December 2011. Ask builder for latest info. Given for general comparison only.
Models 4-7 are upscale model with high ceiling in family room, certain items as std., breakfast nook at the back, staircase with landing platform.

Yes. all the price of land, building and construction upgrades (kitchen island, basement height, doors, patio, varandah, furnace, etc.) are counted towards property tax, which is 2% of total home value. The site has some corner lots with $7,500 premium and lots (for Mercer models only) near wooded area with walk-out basement at $35,000 premium. This cost is part of tax base.

The electrical upgrades are for lighting, switches, etc. The electrical contractor will guide you for the details. One thing we asked him was to upgrade 150A electrical panel to 200A ($550), which is a very good investment to take up higher loads in future. Others were mainly lights on front (near entry door and garage) and back (flood light); recessed ceiling light in each room ($160-180 per light), switches, ceiling fan connection, electrical outlet for TV and clock in family room, etc.
