We are considering moving south to the Pawleys Island area and looking to find as much information as possible before we make the trip so that we can scout out the area efficiently and in a short period of time.

Hoping to find a reduced priced, relatively new home or duplex in the area around $200,000 or less.

Any help/information would be most appreciated.

In the past decade, Pawleys has been heavily built-out, heavily paved, and heavily commercialized. While we enjoy it here, if we were looking now, Pawleys would have fallen considerably down on our list of places to be.

Property prices have fallen in Pawleys but not as much as in some surrounding areas. Single-family homes under $200K will be limited, although condo's and perhaps duplexes are available in that range. I would recommend also looking at two other nearby areas. The Murrells Inlet area on Hwy 707, west of Hwy 17 Bypass (the main drag) has built out in recent years and has a number of communities with homes ~ $200K. The area is also convenient to beaches and the other good stuff. Georgetown, the county seat just South of Pawleys is a quaint little town and thus far, has avoided the building boom. Many of the older homes in downtown G'town are being refurbished, but good buys remain available. Sooner or later this area will boom, but the opportunity is still there to make money on real estate if you don't mind putting in some sweat equity. G'town is a little further from beaches, which may be its saving grace, but it's a neat, historic little town.

PawleysDude is on the money, as usual. Aside from the real estate aspect, what else do you need to know about Pawleys?

FYI, you may find better answers if you look in the Myrtle Beach sub-forum. Pawleys is considered part of the Grand Strand or South Strand and there are many pertinent posts for you there.

[FONT=Verdana]Pawley’s [/FONT][FONT=Verdana]Island[/FONT][FONT=Verdana] is a very unique place. I am a native to the area and also a local Realtor. You will not have a problem finding a duplex or similar property for sale. We still have a very strong buyers market, although sales are up prices remain low. [/FONT]

Default Visiting Pawleys for December

Thank you PawleysDude, Baylovers, and OnlyintheCarolinas for your comments/recommendations. Each are much appreciated. (Just found out there had been replies.)

We have decided to spend most of the month of December at Pawleys Island and explore the different areas of the Grand Strand.

Any suggestions of Holiday activities for December, nice restaurants, and don't miss locations would be much appreciated.

Any opinions on the new Market Commons?

best areas on the Grand Strand for the quiet life, but close to necessities when you need them
any walkable communities
best places to eat
economical places to shop
don't miss experiences for retirees (low volume, craziness, experiences)
unique Grand Strand experiences
quiet, low key, safe and economical places to live

Went there once, didn't see any reason to go back. Expensive shops and more expensive restaurants. Some folks love it.

Definitely Brookgreen Gardens. If you enjoy nature Hobcaw Barony has some tours and a new nature center. Check out Front St in Georgetown, some nice restaurants & a river walk.

If you enjoy upscale stores and dining you should visit Market Commons. It is somewhat expensive, but sometimes it is nice to treat yourself to something different. It is a walkable community. The movie theater is very comfortable and clean.

Did you relocate to Pawleys Island? We are considering moving from Cincinnati and would like to get your opinion. What area to you move to and why? Are you still happy with your decision? If you had to do it over again, would you choose the same area and/or housing development.
