Family in mid 40s with 4 kids (2 in college) looking to move to PI from Florida. I want our search to be based more on the amenities and features we are looking for rather than price, because our price is flexible up to $800k. But when you tell a realtor "I can go up to $750-800k" they only send you that range and I do not want to miss a great home that may be, say, $450k or $550k. Make sense? I would rather find a home for $500k and by a few vacation condos with the rest. I want well-built, but it doesn't have to be like the Taj Mahal!
We are looking for a fairly large home 4+beds, 3+ baths, LARGE kitchen (this is a must) 3 car garage, and estimating 3,000-4,200sf. We would love 1/2 -1 acre with privacy between homes.
I have heard of Heritage Plantation, Litchfield By The Sea, Waverly Plantation and a few others, but do not know much about them. We are hoping to find a community that offers amenities such as a pool, tannis, a gym, and maybe private beach access. We would love golf too, but we are not great players, so I need a "family friendly club" - maybe even one that offers kids' lessons and a range.
I know that we want Waccamaw schools as they seem pretty good and we still have two kids in K-12.
If any one has HOA info - seems like HOAs there include more than here, I would love the scoop. Here our trash and recycling is on our tax bill for $277 a year, but in PI it seems a lot of people drive their trash to the area recycling center? Here our HOAs do to always include the use of the pool (that is often a separate club membership) but I have heard people there tell me that cable is in their HOA??? That seems too good to be true!
I see no one has answered your question so far. I don't live in Pawleys but in Cypress River Plantation in Myrtle Beach. It is an upscale community and certainly not trying to sell you on it but just to compare HOA info (I just live here). We have trash pickup here, pool, gym, tennis court, etc and it runs $135/mo. We have our own cable, not included in HOA. I know some places do have basic cable included though.
I think most HOA's in Pawleys in the communities you mention are similar to ours and probably are even run by some of the same management companies. Ours is run by Waccamaw Management and I know they do several others in Murrells Inlet and Pawleys.

@Jax2PVB, did you move yet to Pawley's Island? Curious what you think of Waccamaw HS. I am familiar with PVHS - how does it compare? Are the kids friendly? Would love to hear about your experiences with finding a home and schools.
