Does anyone have information about the various communities in Little River? Or, is there a particular web site that gathers that kind of information?

We're interested in finding out how many foreclosures or short sales are within that community, how weak or strong the HOA is, is it a 55+ community or is the community geared towards younger folks with children, how well are the houses built or who is the builder and what is that builder's reputation, the price range of the houses.

We're retired and thinking of moving to Little River, but in looking at the various properties for sale, I began to wonder how we could find out the pros and cons of each neighborhood as they tend to all look alike when checking online. I was using Zillow; do we need to begin working with a realtor to find out particulars about these communities, even though we're still in the preliminary "checking out" stage.

We have lived in Little River for the past year and a half (Lafayette Park development) after 8 years of vacationing there (Village at the Glens). Best decision we ever made. This is a Beazer community and their web site will have the info you need on pricing and models. You should definitely reach out to a realtor who can send you daily listings and provide you with a local overview of the different neighborhoods. To evaluate the HOA you would need to review the budgets of the various communities. Your realtor can also let you know about the history of short sales and foreclosures by community.

Thank you for the information, will definitely at least begin our search. We're spending the winter in North Myrtle Beach (Barefoot Resort) and plan on spending some time looking at properties. We'd originally thought a condo, but now we're thinking a house with an HOA would be more to our liking.

What is your price point? River Hills is very nice but more than Lafeyette Park. There is a beautiful home there for $214,900 right now, which is well below most homes in River Hills. LAfayette is nice too, as is Heather Lakes. I would definitely check out all of those neighborhoods. To be honest, there are not as many foreclosures as you might think, and the decent ones often aren't even the best deal, as they tend to have multiple bids going. I have lived in Little River since 1992 and absolutely love it here. None of these neighborhoods are 55+ neighborhoods, but both River Hills and Heather Lakes tend to draw more of the 55 and up age group.
