Yeah but if the developers defaulted on their loans and people aren't moving into them at a high enough rate, how is that successful? I mean the idea itself is pretty good, but at least according to that link, the results are less than stellar.

Boynton Beach is a suburb yet they built tons of condos there (along North Congress Ave).

I have always thought of East Kendall as ending at 107th, but thats just me. I spent most of my life west of 137th, hated it. It has nothing to do with the people there or anything. I just hate how far it is, and find the architecture more boring, more cookie cutter.

The real dividing line is the turnpike expressway actually (or roughly 117Ave). But to me its the 874 Expressway that divides east from west. On Kendall Drive, once you get west of the 874 you get into smaller lot sizes and high density condos/apartments what West Kendall is really like.

No...I would say 107 ave. 87 ave is too far east and you only have a little portion left east before you get to pinecrest.

What's so horrible about west Kendall anyway? It's just less established and more cookie cutter, otherwise nothing else really wrong with it that isn't wrong with east Kendall. Some of you make it sound like it's some kind of cesspool. It basically looks like a more congested of version Pembroke Pines. Underwhelming, but not bad. The only other perceived "problem" I can think of is that west Kendall has more Hispanics. Otherwise both sides have their juxtaposed good and bad areas, that's just the way Miami is.

West Kendall isn't bad, but the traffic congestion is pretty bad I think that is why so many don't like West Kendall. There are not many east west roads in this area so they are jammed. And also try going out to a restaurant near Kendall Drive and the Turnpike forget it at least 1.5 - 2 hour wait. The reason this happens is because builders in the 70s and 80s built West Kendall but didn't put the infrastructure to go with it. And so you have many homes small lots but fewer shops, restaurants and what not. I hear they wanted to put a mall out on Kendall Drive and Krome Avenue. Not sure what happened to that idea, but it would be a good one for those people way out there.

7 years ago I had a boss that lived behind the Walmart on Kendall Drive and it took her then 45 minutes to just get to US1 in morning rush hour, then she had another 30 minute commute. I can only image what the commute today would be with all those new homes they have built in the last few years.

The traffic/corwds on the east side of Kendall is just as bad to me, but I have never had to go all the way from the west side to the east side during rush hour. I guess the traffic getting out of that area would make it pretty obsolete...kind of like a Broward style area without all of the wide roads/highways and new shopping centers...

Now I see where people are coming from about west Kendall! I guess come to think of it, I would go pretty crazy being all the way out there with the traffic/shopping situation.

East Kendall is a really nice area - not anywhere near Kendall Dr., no, no that's a typical Miami nightmare. I mean the East Kendall around SW 112th st, Killian Pkwy., etc. That's where OJ and Dwayne Wade live, there's a lot of nice real estate down there - big trees, big yards, pools.... It's secluded and away from the mayhem of 88th st.
