Thats why I want them on North beach, not South Beach. I mean were talking about a bunch of old condo buildings and some medium range hotels. Replace them with a Vegas-on-the-beach, and were all set to go!

Another reason why I don't believe they should be at the beach is price point.

If we move out all mid-range hotels it's pushing out those that can't afford high end hotels, thus can't afford to stay at the beach. I think there needs to be accommodations for everyone.

Socialism?? LOL!

First, the definition of socialism:

According to Princeton
Quote:
a political theory advocating state ownership of industry
an economic system based on state ownership of capital
I hate when people don't know the definition of socialism yet throw it around like confetti.

Second, if we continue to push people further up the coast to find affordable accommodations, what does that hold for the future of Miami tourism?

Not everyone wants to stay Downtown or out west in say Doral, many want to stay at the Beach. If they can't afford the accommodations there, they will take their tourist dollars elsewhere. Miami cannot afford to loose its' tourist.

Additionally, I go back to getting something in return for allowing casinos into Miami. If you build it, they will come, so why build up an already built up area? There are no problems out on Miami Beach, or any place along the beaches for that matter.

We have so many slum areas in Miami that need an infusion of capital. We also have a dire need for increase public transportation. If we can come to an agreement that incoming casinos direct immediate funds to both helping transportation expansion, affordable housing units (rent control, anyone?) and build on under utilized areas, Miami will continue to grow and prosper.

Besides, you said it, there are a lot of condos at the beach. That's going to greatly increase the costs of acquiring the land.

I know exactlly what socialism is, but let's not go there.

One thing you tend to forget about Las Vegas-style casinos is that they're often very cheap because the casino makes so much money from... well the casino.

Hotel operations and casino operations run as two separate entities. When casinos comp rooms to players, they pay the hotel for them.

The hotel has a bottom line to make and will keep prices high if they can. For example, they'd rather get 5 customers paying $600 a night as opposed to 10 customers paying $275 a night or even $300. Why would it be better to have 5 customers at $600 a night as opposed to getting the same revenue with 10 customers at $300 a night? Wear and tear, maid service, room service, staffing, etc. less people = less staff needed, but they're still pulling in their bottom line.

Now, Las Vegas is really a special case right now due to the glut of hotel rooms on the market... what we're seeing there is not normal, even for Las Vegas, compared to previous years. You're best off looking at markets like Detroit, Connecticut and areas that are more than just gambling destinations like Las Vegas is. A midweek standard room at the MGM Detroit is $249 a night. In Las Vegas at the MGM it's $99 a night, or for $300 you can get an almost 1000 sq ft suite.

Miami continues to achieve higher room rates and with casinos it wouldn't change.
