JK24 (and others who also want to move away from LI).
Do you notice that the "HAVES" (ones who like it here because they are doing well) have no idea WHY anyone would want to ever leave? They think the whole country is this tiny little island. They don't think anyone can live or survive anywhere else.

Oh, maybe Florida (little NY areas only, please).

They are the ones who live to be entertained and to shop. They cannot live anywhere else because they complain that they will be bored (like Long Island is the center of culture). Most activities and culture in the NYC region is geared toward the wealthy and the trend whores and who don't have to worry about the cost of living.

If you read the NY Times or NY Magazine, it seems that everyone is doing so well and making in the mid six figures and can afford to pay whatever is being asked in order to live in the 'right' neighborhood. Not to mention that it would cost the equivalent of 2 mortgage or rent payments each month to dress like they advise in Sunday Styles.

I would suggest buying a condo then. Thier cheaper and it's better then renting. Good luck!

Condos can be pricey though...but it is worth doing a search. Just sucks that Long Island has to be this way!!

Sound Beach is NOT a good area. That is the only reason why housing is cheap.

It is possible to get a house in Bellmore in the low 400's. If you walk a few blocks south you get the fancier places comple with cliches and of course there are certainly enough people here obsessed with keeping up with the Joneses, but it's a relatively normal area - decent schools, people say hello when you walk your dog. I'm looking to leave because it seems a bit crowded these days, but I think that's cause I'm getting old - there are still nice neighborhoods and not-so-terrible prices. Don't give up - you really don't have to get a hummer and a face-life to live on L.I.!!!

I used to live in Bellmore. A friend just bought a place this year in Bellmore (north bellmore). $500,000 plus (needed) renovations: 3 bedrooms, 1.5 baths. He looked for two years.

What do you get for $400,000? The question of a starter home is not whether it needs to be overhauled (my friend had to update electric, rip out molded wall, update paneling from bizarre moutain motif, etc.) but simply how large/ luxurious it is.
Oh, and the scandal-ridden Mepham school district...

If we begin labeling starter homes by whether they are simply afforded, then we're lying. These are known as "fixer-ups:" a completely different animal.

By the way, a $400,000 house is 8 years' salary for a $50,000 salary. By comparison, my parents, who grew up on LI also, and had unskilled jobs throughout their lives bought their brand new starter for $18000 with a salary of $10,000: 1.8 years' salary. Their second house, by no means a starter (4 beds, 2 baths, finished basement), was $54,000 on a salary of $28,000.

Prices are coming down. I just got an email for a home in Commack for $410 in COMMACK. If you watch [mod cut], you will notice about 1,000 homes per week are being added to the website. Homes are piling up and and not moving.

I personally know of several friends who can't sell their house, have already moved into a new home, have placed a large deposit on another property, or their closing fell through and their stuck with two mortgages.

If this trend of increasing inventory and price reductions continue I feel that there should be a major price reduction that what we are seeing now.
