Looking for some info on this area...specifically south of Northern Blvd, west of Berry Hill and east of split rock. looks beautiful, great schools obv and can get decent lots (im looking for 1/4 to 1/2 an acre) Doesnt look like there is much available at the moment so could either be a result of the time of year or the area is that desirable and homes are listed and snatched quickly. Would love to hear from anyone who searched, bought, etc in the area...thanks! (feel free to message if preferred)

For my money, that is by far the nicest part of Syosset and is the area that used to attend Split Rock Elementary School. (Of course that location and west of Split Rock is awfully nice too). Did see a (fixer-upper/knock-down) house for sale on the south side of Calvin Avenue earlier this week. A world away from South Syosset. Decent stuff sells very quickly in that neighborhood for obvious reasons.

Certainly seems that way to me...suppose now the only question is availability...will continue to monitor over the new few months and hope the timing works out! Do you live in the area or would it just have been your personal preference if you had? Also looking for any sense of community here as well...people friendly or does some of the snobiness im reading about on these forums actually hold true? Thanks!

Ignore the comments about snobs. It exists to some degree everywhere you go. Your neighborhood can and WILL have: nosy, friendly, snobby, or reclusive. You and your children have the option to associate with any you choose.

oh of course and its an excellent point to keep in mind...will be driving around the area this weekend so hope to see everyone outside their homes hanging out with one another, laughing and waving at all those driving by :-)

That was one of our target areas as well. Inventory is pretty thin and one thing you should take note of is that most of these streets are straight lines / cut throughs between Berry Hill and Split Rock (Meadowbrook, Calvin, etc). Not that it's a high traffic area but if you have children there's not much of an option for them to tool around on bicycles (or as young drivers) without facing the challenge of these two major roads.

Also some of those are streets are only partially side walked, seems to be more street parking as there are some very narrow lots (single lane driveways...) . You may need to go a few blocks north of Calvin Ave (Hickman and north) for a more serene setting but that's all $1MM plus and acre lots.

Nice alternatives would be Chelsea/ Calvert/ Wilshire (less $$$, 1/2 acre plots but inventory is also thin here too). Only down side here is traffic related to school events and Stillwell Park/ weekend sports.

You should also look at the flower streets between cold spring rd and berry hill rd/Renee rd. classic suburban streets, nice plots, many original ranches/splits getting renovated. Still considered north syosset.

Good Points. Sagamore (abuts Calvin Backyards) is one acre zoned and apparently crazily taxed (and well over 1M). Traffic is not at all an issue in terms of cut- throughs on Schoolhouse, Meadowbrook, Calvin, Hickman, etc) in my opinion.

thanks for the replies...you can def see the diff south and north of calvin...curious if anyone else has had a similar problem. my wife intends to continue working (most likely in the city from the looks of it) so if we both plan to commute to the city from syosset, wed have to likely wait for the nanny to take train to us from queens. (wed both prefer to maintain her when we move!) I have seen other posts that mention there is no parking after 7:45 or so at this station so assuming nanny arrives later than that, are there options for one of us to park on the side streets after 7:45?
