SE Florida, SW Florida, the 1-4 Corridor (including Orlando and Tampa Bay) and Jacksonville excluded which city do you see taking off over the next 20 years in term of development.

You don’t consider Daytona part of the I-4 corridor?

You’ve excluded all the best parts of Florida already. St. Augustine’s growth may be some function of Jacksonville so I’m not sure that’s worth including. Based on what’s left, I’d vote for Gainesville.

North Port, due to the # of acres of develop-ready land, proximity to beach, low cost of living, proximity to I-75, aggressive city leadership, & one of the fastest growing master planned communities in the USA (Wellen Park).

Lakeland lacks beach proximity, & Port St. Lucie has high property taxes.

North Port has more population than the City of Sarasota, or Bradenton already. North Port will wind up eclipsing both combined due to the acres of available land.

I voted for Ocala since it’s near Gainesville but yes, to be honest, I would vote for Gainesville if it was listed. The disadvantage of not being on the water becomes an advantage each hurricane season. We’ve still seen our car and homeowners insurances go up, but we’re paying about 2/3rds less than what our friends and family in South Florida are paying.

It's not on the list, but the answer is Lakeland. Lakeland has been in the news over and over now for being one of the fastest growing areas in the COUNTRY let alone Florida. A simple Google search bears this out, lots of articles about it, here is one:

I figured he assumed it to be part of the I4 corridor. Although having Daytona in this poll kind of negates that, I guess?

But yes, by and large, the answer is easily Lakeland. Already has the infrastructure in place, and more major projects coming up.

Lakeland is part of the I-4 corridor so I figured it was excluded too. Statewide though, the answer is definitely Lakeland.

Orlando, Tampa, Miami will continue booming… the other cities mentioned will stay relatively the same.

Daytona was excluded from the I-4 corridor here because east of the St Johns River in Sanford development is minimal until you reach I-95 in Daytona.

Lakeland is part of the I-4 corridor that has already "touched" the Orlando and Tampa Bay MSAs with development.

Ocala seemed a natural progression from the exploding Villages area and hopscotching over to Gainesville first seems unlikely.

It's 40 miles from St Augustine to Jacksonville with the first 30 miles heading into Jax undeveloped for the most part.

I’d have to say PSL. It’s commutable to South FL but without the high prices.
