Home sales have no bearing on rentals and they're not coming down minus demand/population growth. In my area at least a half dozen new "luxury" rental communities have come online in recent months and at best all in the area remained the same (around $2000-$2200 per month for a 2/2).

They are down like a clown in my area As rents are around 1100 a month here for a house. My area is the poorest in the state nate.

I believe one is the homeless rate (FL 17th) while the other is total # of homeless (FL #3). Homeless rate probably means % of total population that is homeless.

At some point, I must assess the world as I see it, then compare that with what I read & hear from media sources.

I realize my own observations are anecdotal, but the media's view is too...the media is just the way 5 media mogul Billionaires see things, then force the rest of the media to Parrot.

I'm seeing high rents in Florida, but now as high as Cali or NY.

I'm not seeing anywhere near the homelessness in FLA vs. any other place I've lived or visited in the USA.

So, its my word out here in the real world, against 5 Billionaires who live in sheltered bubbles, walled off from the rest of us.

I'll go with my reality...my anecdotal is more accurate than theirs.

We left FL in 2021 but while we lived there we regularly saw homeless people in shopping plaza parking lots, at stoplights holding signs, and we found out (from speaking to the homeless people we met) that there were tent encampments in the woods. Most people had no idea that as they were riding along the bike path they were traveling right past homeless camps concealed by the thick FL vegetation.

In every state, there are places where it would be rare or even unheard of to see homeless people, and other places where it would be more common or expected. So I'm not saying that every single neighborhood in FL is about to be overrun by homeless people. I'm just saying the problem is getting worse and will continue to intensify as long as housing prices keep going up.

this woman presents a pretty good argument for it's liberal policies that do it....
