Kind of a crazy price,
Fresnos starting to catch up to sac in nuttiness. Eek. 900k+ for east sac, but 750-800k would be my guess for other parts of sac.

Hey Don't,
We scraped our plans to Joshua Tree NP as we had to go back to Sacramento for a few days but now headed back down to Kings Canyon and Sequoia National Parks....so going through Fres.....tells us where to stop for some good food/restaurants in Fresno: Mexican, Armenia, and/or Italian. It doesn't have to be in fresno proper, could be in Clovis, Dinuba, Reedley...or any other towns near the routes to the NPs? Thanks

Is Gentrification in the San Joaquin Valley a good thing or bad thing?

Triangle drive in and a and w in Visalia for an honest burger. Fresno a and ws are disgusting (franchisees?), But the Visalia one is decent, and cute looking for some reason.

Crawdaddys in Visalia is always a fun nite out.

There's a decent Italian spot in Visalia, but Fresno has it beat.

Heirloom in Fresno if you want some farm to fork healthiness.

Fugazzis if you're in Kingsburg. It's a Cute, sleepy farm town to visit.

Sal's in Selma. Solid, super cheesy tex-mex.

Monets in exeter if you want some good central coast wine, while in the valley. Smallish building, so don't expect a peaceful meal

425k median price for Fresno county, just as predicted a couple weeks back.
Sacramento is nearing 600k in price!
Modesto keeps seeing increases (not sure why. Is there lots of New housing being built there?)
Kern saw a large increase in prices(slowdown coming soon?)

Trolley service is coming to Fresno :

The new trolley would run from the Brewery District north toward the Cultural Arts District, into the Tower District, and to Fresno City College, Fresno State and the Campus Pointe shopping center, Dyer said. He said to the councilmembers in attendance, teasingly, that he was sure they’d approve the proposed service.

In addition, Dyer told the crowd that Fresno is Southwest Airlines’ highest performing new launch market.

Well, I had to spend some time in the 'ghetto' of fresno today. Here's what I saw

Bad: a noticable homeless population. but it was way, way less than I had anticipated. It looked nothing like lala land. Don't believe the hype

Also, a lack of trees. City needs to find a way to green up the southern parts asap. Got some north Vegas vibes at times(ew)

Ugly:: way too much trash. City is supposedly paying crews to clean it up, but you can't even tell.

Good: courteous drivers. Saw lots of good-mannered driving. Wasn't expecting that at all.

Lots of new construction was happening. Seemed like every two miles had some infill construction going on..
If they can add greenery, and keep infilling, things will look decent in no time.

Roads weren't in too bad shape either. I expected much worse there.

Edit: Jerry Dyer said 200 units of housing are coming online to downtown Fresno. That's merely a few drops in the bucket. Downtown Fresno needs a couple thousand more before things can start turning around.

Fresno bee wrote another rising rent article. I think they used old data, so I'm not linking it(im sure they'll do another article in August). Goog Fresno bee rent to find it

Got word that the hippo exhibit is still set to be built at the Fresno zoo. Covid just messed with the timeline. Expect construction to begin in a couple of years. Great news
And more upgrades will be arriving soon after that finishes because the measure z tax passed again.

Measure p[Fresno tax] brought in millions more than anticipated. But Not much money has been spent, which has some people angry. Expect to see big park improvements starting in 2023.

Diehard Fresno State fans are floating the idea of a tax to help the uni and sports program. I think it gets on a ballot, but fails.

Fresno zillow is being flooded with small, plain sfhs. I haven't researched why, but my best guess is that investors are dumping their products en masse before the peak of the collapse.

Not much of an update, but it'll do.

Fresno is going to ban fireworks soon.
No word from Clovis, but I bet they consider following suit. Too many problems in this dry climate to be promoting them.

Uc Davis and the city of Fresno teamed up to build a 20 million dollar animal shelter. It opened a few days ago. Go visit it if you're ever in need of a pet.
