Hello, we are thinking of moving to Alpine within 6-12months..We have several questions about the area. The first being for say a 3 bed 2 bath 2001 or newer home about how much does homeowners insurance run? Also, what are the "risk" charges for say earthquake/flood or fire risk..any other dangers that can affect insurance. Also, what is the average heating (winter months) electric bill for a 3/2 size home? To supplement electric heat..what do cords of wood run out there as we will have fireplace/wood stove helping

Home owners insurance is based on replacement value of the home. You could be in a 150,000.00 drag on or a million dollar high end finish home. No way to tell from your post.

Most of the newer homes heat with propane or gas as opposed to electric here. Cords of wood range from 150.00 to 250.00 Remember you also need to budget for snow removal. That runs 400.00 to 1500.00 (And more) depending on your location and size of driveway.

OK, say 250,000 home..we have seen about half and half for propane/gas vs electric..that was gonna be our next question...(Gas heat vs electric) So would you say homeowners insurance is competitive..cheaper,or more expensive then other states?? About how many cords of wood a winter? The snow removal #'s are helpful also..we had already discussed getting a plow/snow blower, ect.

3 to 5(6) cords, electric is $15/meter/ month then one of the lowest rates of electricity in the country , propane I use around $1000/year, water and heat, and 3 ton wood pellets($150to $200 ton).
Insurance well mine is with FarmBureau and covers cars, trucks, 3 homes, livestock, hay, lighting etc. they do a good package deal

Thanks for your info jody-wy. The electric is WAY lower then what we pay now. What about water/sewer bills/trash pick-up? (if applicable).. Any other info others have will be great help.

I on my own water(spring) and spetic tank, and haul my own garbage to the dump$40/ton, or $1/sack(up to 40 gallons), limit is 5 sack/bags visit, glass, cardboard, alunium cans, sorted are free. as are blead batteries and electronic waste.

We are pretty good in those areas..what other expenses living out that way are we overlooking or need to account for?

Property prices decress as you go up the valley to the south,lower above the narrows. You still have access to 3 national forest. There is around 26 access area on the salt river fish some also have water flow hunting. Most with out access land owners will give permission if asked.
Fishing most of the [SIZE=3] [/SIZE]Palisades reservoir requires an Idaho License.
Snowmobile are groomed as are some x-ski trails in the winter.

Somewhere I read something about some "half-penny" tax? Anyone know about that....The groomed trails and skiing sound great..we don't fish but the more pics and things I hear about it, may just have to dabble in it to catch a healthy meal once a week or so
