Wow, openmike - tell us what you really think! Seriously, I don't completely disagree and feel that there are homes listed considerably above value - certainly above MY perception of their value and since some have been on the market for 400 - well over 900 days, the general market seems to agree with me! Perhaps many of those owners are under no pressure to sell, perhaps they are waiting for the market to reach up to their asking. But other listings are reasonably priced and move quickly. As for your doomsday scenario, let's just agree to disagree.
