We're still renting (Woodland Hills) and still looking to buy (or maybe rent... we'll see). I know Buncombecounty.org posts property taxes paid by everyone. But ...
we were acquired as part of Weaverville in June, does our landlord pay buncombe county taxes and Weaverville taxes separately? He wants to raise our rent based on what we consider a piddly increase since our area was acquired by Weaverville, since he volunteered the tax info, I want to know if it's in addition to or part of Buncombe taxes? (Piddly because we come from NYS and we know what high taxes are )
Since we're looking at houses to buy, this would be good info to have, too!
There is a county tax rate, a tax rate for all cities and towns, a tax rate for some school districts, a different tax rate for most county fire districts, and probably a few I've missed.
The annual tax bill you receive from the county will have all the taxes for your address included.
If the house is within the city limits of Weaverville (such as Woodland Hills) or in Biltmore Forest, they have additional taxes. The house we looked at yesterday is
"well outside the city limits" so has no additional taxes other than what's listed in the Buncombe County database.
Our group here in the Lake Section did a cost analysis to determine what it will cost us assuming Weaverville does annex us in the next year or 2 like they did over in the Highlander section. Basically, although it would double our taxes this would be offset by the fact that some services like trash pickup would be paid by the town. After factoring it all in I think the net increase was on the order of $100. We're looking at this since we also could be annexed by Woodfin once the agreement between them and Weaverville runs out in 2012. Hopefully the new legislature will dump the current involuntary annexation policy and we will be able to stay in the county but I wouldn't bet money on it.

You really haven't been in NC long have you. Cities are in bed with the legislatures, and this ain't never going to happen. If anything were to change, it would be to give more power to the cities to annex.

Folks: Woodland Hills was annexed into Weaverville in June 2010. The net cost to the landlord who is kindly passing on the increase to us is $742 which is a 60% increase to his own tax bill. It's easy enough to confirm this here, thank goodness. It does include garbage pickup but that used to cost us about 12/month.
