Opin for MishMisfit, from previous post ^^^

Difficult to answer other than a generality, imo...
MV is a bit spread out, with most housing areas feeding down slope onto Soco Rd US 19, or US 276/Jonathan Creek Rd.

Having been living 'just up and over' from MV on Eagles Nest Mtn in Waynesville, since 2001, I feel the 'summer traffic' may be less these past few years than it was back in the early 00s. Just an anecdotal observation, as it seems like some of the tourist 'draw' places are less busy/closed/redone, etc.

Unless one is living west of Ghost Town and having to slog through Soco from west to east, I don't think 'summer traffic' is a lot worse than 'normal', if done at morning vs a Saturday afternoon, imo.

Nowhere in 'the area' is traffic really 'traffic', imo, vs coming from metro NYC as we did, or even another large metro area.

My guess is that 'in serious summer traffic', that run to downtown W'ville or A'ville might take 5-10 mins longer, all things being equal and with no tie ups on I-40, for the A'ville run.

I used to live in Maggie Valley and had to get away. I could not stand all the Floridians that thought that they owned the place in the summer months. Add in motorcycle rally's and the town officials making a circus out of the town meetings and you can see why I moved. There are a lot of other nice places to live around Waynesville. Job choices around here are slim right know. The hospitals here and in Sylva have been bought out in the last few years and know they are talking about selling them again. You would have more choices in Ashevile and it is only a 20 minute drive from Haywood County.
