Boca first then Delray and Coconut Creek tie IMHO. Course there's Parkland and I'd move there if I could but Boca is great and yes, there are some really great bargains in houses now.

An aside: Coco Creek has that great Seminole Casino on 441. Have been there only 3's since it was built. Not that it's a reason to move down here but it is fun place for "grown ups" to play at besides great restaurants in that whole area.

Parkland, you have that awesome private little plaza with tea shop. Try it sometime.

Parkland is nice- large older houses there. not cookie-cutter. Also- you can't lose in Boca.

Hi, thanks for the replies.

I had already made up my mind about Boca. The only thing I don't like about it is the traffic due to it being a big city, but hey, that's everywhere in FL. Other than that, Boca pretty much has everything that suites my personal likings.

I never been to Coconut Creek, but from all of the photos I have seen, it seems as if it's somewhat dull looking, and not as tropical. I keep hearing that Delray is beautiful, but has shady areas and high crime rate. I believe it too.

Parkland is too far from the beach, but from the pics I've seen, it's a lovely place.

I pretty much have my heart set on west Boca. I just hope that it's not built out. If it is, I have to look elsewhere.

Default Deerfield vs Boca vs Delray etc

FYI Boca Raton has crack houses just like Deerfield, Delray, and Coral Springs. Not all areas west of 95 in Deerfield are yuck. There is a nice neighborhood just off of Powerline & Hillsboro Blvd which is west of 95. In fact I have a few friends who work for Boca Police and things aren't always as they appear. You can get a great place in Deerfield, Delray and Boca. You just have to find the house that is right for you. Everyone mentions the great "amenties" in Boca, Mizner, Town Center, which are a short drive from Deerfield and Delray, so that shouldn't even matter.

Default Boca definitely better

I wouldn't pick Deerfield. So staying on Boca, look for beautiful homes in high 200,000 -300,000 in Trends. Also, there are many beautiful homes in your range up and down S.W. 18th, however, stay away from Country Park. It use to be nice but they let slumlords turn what once were single family homes into flop houses. Then if you are 50+, there are those developments.

There's that and then I think there's a newer development in that area, Sunnyh. I'm not too fond of that partic. intersection but maybe in, off of it might be okay.

Deer Run is a nice little neighborhood that is next to Century Village, East of Powerline Rd, South of Hillsboro Blvd. We lived there for about 5 years until 2000 when we moved to Coral Springs.

We find Coral Springs to be great. Bought a house here in 1991 before the boom. Homes are 3-4 times the price now. I would think it would be tough to buy a home here now. Starter homes in the mid 300's.

Default Coconut Creek

I live in Coconut Creek, and it is very nice. Everything is close by ,shopping major roads,lots of parks. Boca is nice too with better restaurants, and Town Center has upscale shopping. You can just tell when your in Boca. I don't think Boca is anymore expensive than the other cities. So if you come to SF than any of these towns mentioned would be a good choice. Leave Deerfield out, unless you want to live on the ocean.
