Hello,
Im 32 years old, from Southern California and are wanting to move to Florida. It's way too expensive and will never have the chance to own a home if I stay here.
Can anyone give me a general idea of what Royal Palm Beach is like in terms of crime and run down neighborhoods? Are there any surronding area's that would be better? And what to expect in property taxes on a $200,000 home? How much does flood insurance run and is hurricane insurance necessary?

Thank you in advance!

taxes on a 200,000 home will be roughly 4000, less once you homestead. Exemptions (http://www.pbcgov.com/PAPA/Exemption.htm - broken link)
Royal Palm is a nice area, Wellington, and West Lake Worth are some other good areas for a home in that price range. If you are okay with a townhome/condo there are some other areas that would work that might be a little closer to the beach and nightlife.
Insurance should be roughly 150 a month, but this can vary.
Many neighborhoods have home owners associations which can run from 50-300+ a month as well depending on the amenities.

No problem, I've worked with a few people from Cali and they were amazed at what they could afford in comparison.

Default Our purchase.

Also check in zip code 33470.

We bought last year our beautiful home on 2 acres with an amazing pool, glass enclosed sunroom, 2300 under air, granite countertops in kitchen and all bathrooms. Three bedrooms and a den, arched doorways, crown moldings, perfect landscaping with a lot of various fruit trees, we added a dozen Royal Palm trees across the front for 140 each installed. ( prices of trees are so reasonable now that the bubble is over)
We purchased as a short sale for 215,000.
Our Taxes are $4,660 and our insurance is 1100.00 per year NO HOA.
We are very happy with what we got for this price. There is no way anyone could build all of this for 215,000.

Florida is lovely, hot and humid in summer but winters are perfect.

We have the BEST realtor if you want I will PM you his name and phone number.

Best of luck!!

Have you been to FL for a period longer then a vacation and during the summers? Having lived in both South FL and South CA I can say that I would not choose FL. If cost of living were an issue I can think of other states where it is more affordable yet have a better quality/way of life.
What type of work do you?

That is a beautiful house. Congrats to you

Florida (especially south) is GREAT. Especially in Winter. Although we love summer here too. Very RELAXING.

SKB...Your house is BEAUTIFUL! We are looking for the same thing....4 BR - something on 2 acres (+-) with an in-ground pool....we are flying down in 2 weeks to look around - see whats available. We had considered NC for a bit - but decided against it. We are looking forward to seeing the area and finding a place to call HOME!
