Anyone know of a good web site where a person could look for a parcel of land to build on, just about anywhere on the oly penn,(preferences are Squim, port townsend, kingston), Thanks, O-Bar

I like to use REALTOR.com - Real Estate Listings & Homes For Sale. You can choose to just look at just land and under advanced features, you can select the size of the parcel also.

There are quite a few parcles available to build on just outside town. Check Windermere, Blue Sky, Scott is my favorite. Driving around up there recently, (December, January 2011-2012) I saw new areas being cleared and readied for market. I saw real estate signs (Blue Sky deals in a lot of land without homes on it) on wooded, partially developed parcels in many desireable areas, some affording fantastic views. You should go up there and drive around, don't forget your GPS!

price range and proximity preference? (2 miles or 20 miles to town), paved road or logging trail access?

BE SURE you verify county planning requirements. ESPECIALLY any impact fees for converting bare land to residential (I know of several areas in WA that are $20k+ for impact fees). Also check with power provider, some counties / PUD's are very friendly, others very EXPENSIVE to drop and run power ($2k - $20k)

Also put 'walk-clause' conditions on P&S agreement. (Buildable, septic approved, water availability, access & egress, boundaries & easements marked and meet approval, ... )

I prefer to buy a 'legally placed'/ previously permitted; trashed mobile home or cabin. That can save you some $$$, and you can demo it in a few hrs (less time the building a road...)
