Yah, that is my concern. Not sure these areas are a fit for that reason. We are looking at Annapolis - if we can afford to get close to town without giving up all privacy, that's a consideration. What part of Columbia would you recommend? Can we stay towards the south? Otherwise the drive may be too far for us.

Have you checked Crofton? There is a real sense of communty there, particularly if you live on the parkway. The other communities are fairly tight-knit as well. I like Walden, Chapman Farms, too.

Looking at Columbia - would just need to stay toward to the south end to avoid extending our commute too much but see some homes we would consider. What else can you tell me about it? What's your opinion on schools/property values?

Have you filled out the questionnaire here on City Data which -- all in one list -- lays out your must haves, preferences, non-negotiables, your would-like-to-haves?

Because this piece-meal we'd like this but not that is not as productive as it could be in getting you the real information you may want.

Just how important ARE schools. Where would you WORK? What kind of a commute could you tolerate?
Find the questionnaire it really would help us help you.

All three are fine places to live.
Gambrills has the little business strip that was mentioned. A major shopping area -- Waugh Chapel isn't that far away from any of the three. I lived in the area. And would live in either of the three. They're basically all the same to me. Quiet. Semi-rural. Peaceful. Crime isn't really an issue in either of them.

How neighborly people are, or how often and where people "gather" might depend on what you buy. If you buy in "a development" with an HOA, it might have social events. If you buy two acres you may only see folks at the grocery store.

As long as neighbors -- no matter how close or far away they are -- are quiet and friendly -- what does it matter who's conservative or not?

Howard County Schools are among the best rated in the state. The King's Contrivance area is one close to Washington, but the schools rate a bit lower because of the proximity of apartment complexes. I believe property values throughout Columbia will continue to stay high.

Columbia was designed to be inclusive of all income levels, not just the rich. Whether you are comfortable with that ideal, I can't make that decision for you. However, I very much enjoyed my time living there. There was a lot of sharing and friendliness in the cul-de-sac, and the neighborhood was diverse.

If you are wanting both a strong sense of community and privacy, no one can decide your priorities. The questionnaire mentioned by another poster would be helpful.

I mentioned Army people in Gambrills and Odenton, because they tend to be moved around frequently by the Army. It is a deterrent to making friendships, and I think it hurts the sense of community. I was not really concerned with their politics.
