If kids are in the picture I’d pick Belton as the schools are higher rated. Also if you are looking for more small town charm, Belton has more of that. If no kids then whatever area most grabs your fancy. There are some very cool old neighborhoods in Temple. The only places I’d avoid would be the Killeen area and the stuff right along I-35 which seems to be endlessly expanding and under construction.

We lived in Waco for about 15 years and between Temple and Waco I’d pick Waco. But Temple has its own charms and probably isn’t as popular right now so your money will probably go farther in Temple.

If you are contemplating country land outside Temple then you might take a peek at Lorena which is a quaint little down south of Waco that has a lot of nice pretty rural land around it where you can probably find what you are looking for. That would be 20-30 min from Temple.

120,000 isn't going to buy much in either Temple, Waco or Belton, they will be older homes that you will need to renovate. Some won't be i n the safest areas. I would rent until your can up your budget a bit. Good luck with which ever place you choose.

It's doable but you won't get something new or large. Probably an older 3 br ranch. Some Temple examples

If you are wanting to buy property with acreage, get a realtor that specializes in farm/ranch land. Also there was a govt program to help buyers for rural areas. Not sure if it still available though. Not sure how big of a house you are wanting, but the Temple Historic area has houses for sale in the area.

Hi Kelly -- I was raised in Bellingham, lived in Mt. Vernon, Everett, Whidbey Island, Seattle and Olympia. Stay AWAY from Temple. If you absolutely HAVE to come here, then get over to West Temple area. If you have kids, for the love of God, do NOT put them in the Temple School District. Put them in the Belton ISD. There are some areas of western Temple (look on map and find hwy 317 close to Tarver St) that have schools in Belton ISD. Honestly, I never thought an elementary school could be bad till we moved to Temple. OMG I can describe, but you have to email me it was that bad. Temple for one thing has NO shopping. Even Macy's pulled out. There isn't even an Old Navy!!! There is a Dillard's which is Nordy equivalent. There are two WalMarts. There is a HUGE medical complex; that's ALL that town has to offer, trust me. We lived in Temple for a year and a half and moved to Belton. It is 3 miles down 317 from that intersection I told you about. It is a little town of 20K and much prettier than Temple, and has small town feel. Again, if you want to shop, you're going to have to go south to Austin for anything decent like a real Mall, LOL. Please, if you want to contact me, I'm more than happy to elaborate. BTW the libs have turned my home state into garbage, literally and figuratively, you will LOVE Texas. I'm posting this on 6/29/19. I see someone mentioned the "Temple historic district" yeah, if you want a ghetto one block over and hear gunfire at night.....or in the day.
