Two things to watch out for in Pinellas County (and indeed all of Florida) are evacuation zones and flood zones. These are not the same.


Almost all of Tarpon Springs lies in Evacuation Zones A & B. These are the first zones to be under mandatory evacuation in anticipation of a major storm. Similarly, Oldsmar and Boot Ranch are also in Evacuation Zones A & B, notwithstanding their distance from the Gulf. They are low lying areas. You can check an address on this map:

FEMA has redrawn flood maps and many areas that were previously in low-risk Zone X, have been reclassified into higher risk categories. This has caused the cost of flood insurance, which will probably be mandatory if you have a mortgage, to increase dramatically.

US19 and any place near it is to be avoided at all costs. So putting Lake Tarpon between you and it helps. Every time I have to cross or God-forbid, drive on US19 I swear I am never doing it again.

I’ve been in that exact area for two years now. Ideal place for couples, older and younger, and families.
I probably won’t remain much longer, but only because i prefer a bit less of that suburban vibe, but if I were to be a complete family, it is definitely somewhere I would stay.
Exceptionally clean, relatively safe, quiet neighborhoods, the Pinellas Trail runs right through it, and the trail breaks off into secondary trails in several areas, including in Tarpon Woods. A constant flow of cyclists and runners.
Keep in mind, there is LOTS of wildlife, including GIANT gators literally in small ponds and streams behind such plazas as the Publix by Ridgemoor, and the target plaza at Boot Ranch. I’ve also seen them ON the bike trail. A solid 13 footer blocked my path once. Scary sight as such close proximity.

But yes, I agree with this suggestion. I would definitely be open to move here again in the future, should by lifestyle demands change.

Tarpon Springs looks nice, but a bit pricy.

How is New Port Richey, which is near there but more affordable?

Anything north of Tarpon Springs (Pasco county line) can be rough. There are a few decent areas along SR19, but not many. Take a drive up SR19 to Hudson and back and then decide.

Not so good. Depending upon what you're after in terms of a home, you might find parts of Holiday
suitable with a few decent neighborhoods to choose from.

If you are going to "snowbird" then a condo will be maintained on the exterior in your absence.

55 makes you eligible for a senior community.

You can "shop" online on Zillow or Realtor.com

Goes from 350k homes to under 100k once you are in Pasco on the gulf.
