Customarily, who pays the brokers fee for a house rental, landlord or tenant? What is the customary fee? Is is unusual for the tenant to be asked to pay first months rent, last months rent and one month security in addition to potentially being asked to foot the broker fee? This could equal up to 4x monthly rent just to move in. Is is normal for tenant to also responsible for credit check fee? Is pet security deposit additional and what is customary for that? I would love to hear perspectives from both tenants and landlords. Thanks!

I always pay the broker/property management fee(1/2 of 1st months rent). Tenant pays the application fee. I require 1st months rent and one month security deposit, $200 non-refundable pet deposit per pet(limit 2 pets).

First, Last, security deposit, Credit check fee $45, application fee $50, and pet fee $350.

Never heard of paying any sort of broker fee and i've always rented houses before.

In our current house we paid first month, security deposit and a pet fee ($200 i think). No credit check required since we're military, but we have paid it in the past, usually $50 or less.

We do however have to pay for trash (which is included in the owner's taxes), but its a 1 time payment of around 100 dollars when we resign lease.

Never heard of paying a "broker fee" either for a rental, sounds to me you're getting screwed.

We always paid 1st/last, (never paid security deposit on top of that), and the application fee which was $45 per person, (or $35), and that application fee was used for the credit check.

For our rental, the tenant pays the application fee, first month's rent, and security deposit. I've never heard of the tenant paying the broker's fee and would never ask them to. That should be covered by the property owner.

In NY it is different but over here the LL will pay the broker fee.

Tenants pay for the application/background check

Smart LL demand first, last and security deposit.

We allow last month to be paid in partial payments but we never reduce any other fees.

I've never had problems with first month + security. Makes me wonder about the types of tenants this area is attracting.

? I've been paying broker fees for years. It's not always the owner who pays the realtor. ???

Depending on what State you are getting the service and the price range of the rental but the average tenant in Florida is not paying a dime.
