Hi, My family and I are moving from Cleveland, Ohio to Tampa in a few months. We are looking for an affordable home in a good neighborhood with good schools for our daughter. So far we've started doing some research on Wesley Chapel and Land O'Lakes but can't seem to find any information on home owner's insurance. For instance, if we have a buy a home that costs 100k, what would the home owner's insurance be?? 2k? 3k? Also, are the HOA fees really high???

HOA and insurance depends.

We looked at nice neighborhoods that had 300 per/month HOA and some that had 500 per/year. So that is really a crap shoot from what we found.

We just purchased a home in Plantation Palms, close on the 16th , it is a golf course community and doesn't have homes in the 100K range. But this may give you a reference to go by...

In Plantation Palms the HOA fees are around 550 yr. Our homeowners insurance is 1150.00 yr without sinkhole and 2550 with sinkhole coverage. That is on a 285,000 home.

If you move into Pasco county you will have lower taxes (our's are going to be around 3500.00 a year) but you will have higher homeowners insurance if you want to cover sinkhole damage.

I-75 seems to be the cut off with sinkhole coverage costing so much...if you are west of I-75 it's more expensive...east....cheaper but still high. In Pasco county (where we are at) the only company that will cover your sinkhole coverage is Citizens but they are underwritten by any of the local companies.

Hope this helps! You guys should come down and look around. When we moved here a year ago all we heard was "seven oaks" and honestly we did not like that area. It is in a good location but in my opinion it just wasn't what all the hype was about. It is really going to depend on what price range you are in and what you are looking for out of a HOA. If you have anymore questions feel free to ask...we are going through the process now.

Wesley Chapel and pasco county getting insurance was hard. I have tower hill with no sinkhole since you cant get it.

I think I pay around 750.00 per year. The only reason they did take me I had royal palm which they took over.

They said yes to my agent then called and said NO he fought so I stayed.

We're in Land O Lakes not in a flood zone, and pay around $800/yr.

Didn't bother getting sinkhole insurance because our quote was insane. If something happens, it happens. The default "catastrophic ground collapse" written into every insurance policy is all we have. Not a big deal. We're hoping to sell and get out of this rotten state as soon as possible.
