I am moving to St louis from Chicago, I'm 39 yrs old. I have lived In Wrigleyville, Wicker Park and now Logan Square. I'm thinking of buying a house in Tower Grove park, can someone please tell me a little bit about the hood, crime, ect ect !!!!!!!!!!!! Is it safe their ????

Violent crime - probably not much of a problem.

Property crime - quite a lot. You'll need to invest in a good alarm system and burglar-proof your home.

All the locals will tell you that the area is "up and coming" area. Well, we were sold on that line in 1988 and the neighborhood still hasn't made it there.

We lived on Magnolia, 5-6 blocks EAST of South Grand. Once you head east of Compton, the area deteriorates rapidly.

Several other points:

1) Don't be seduced by the beauty of some of the old houses. Hire a professional inspector as a LOT of those homes have SERIOUS issues, often electrical. Make sure that the major systems are to code.

2) A lot of the renovated properties were done by "do it yourself" types. Some are done well, others are not.

3) Be very careful about the pricing. My jaw dropped when I saw what some of the houses were going for 2005 - sometimes as much as 2x the 1995 price. Let some of the air out of the bubble before you buy.

4) If schools are an issue with you, do NOT move into St. Louis city. My experience as an HR manager is that a St. Louis PS graduate is no guarantee that the individual can either read or write.

Tower Grove South and Tower Grove Heights are better perceived areas than Tower Grove East and even Shaw.

A friend of mine just opened a pub on Morgan Ford, welcome to St. Louis.

Agree with what others have said -- Tower Grove South and Tower Grove Heights are much nicer than Tower Grove East.

SO and I adore Tower Grove Heights, and our 10 year plan involves moving back to St. Louis and buying there. And why not, when a huge beautiful old house costs what a 1 bedroom condo costs in Wicker Park where we live now!

The South Grand area is very nice, with lots of great restaurants etc. The area is more 30-something crowd than the 20-something hotspots of Central West End and the Washington Ave Loft District.

As others have mentioned, property crime will be the most likely scenario -- it should be on par with or even less than what you're used to in Logan Square.

Good point about the schools-- if you need access to good public ones I wouldn't live in the city proper. Otherwise, I do think Tower Grove is a good area, and still a pretty good value. Skinker Debaliviere would be another better than average area for a Chicago transplant wanting to live in a St. Louis city neighborhood with some character and style. You'd probably feel safer walking the streets near TGP than you would walking the streets around Logan Square, but I am not sure if that would be the case. Common sense kind of rules there. I would check it out though. You find a nice place within a block or two of Grand (west of Grand, north of Utah, East of Gustine, south of the park generally seems nicest) and I'd bet you a similar home (in a similar hood, of similar quality) in Chicago would cost double or more.

My husband and I are thinking about moving to STL from the south side of Chicago (Chatham)... specifically to the Tower Grove Area. We know the property value is worth it and schools require careful selection. But we're concerned about career opps. He's an Interactive Designer & I'm a PM for a Media Arts program, does anyone have any insight on the Design/Creative Job Market in STL?

I really never had any problems walking around the Tower Grove Park and vacinity. My daily walk was Magnolia-Kingshighway-Arsenal-Grand, a good four miles, and I never had any problems. Ditto on Grand Ave between Shaw and Gravois.

Gravois could be sketchy at times, generally late at night.
