My guess is that Woodinville homes will drop in price more than homes in Issaquah Highlands, but at the same time Issaquah Highlands be better for longer term home price appreciation. Prices have started dropping around here...how low and for how long, who knows? So I'd recommend only buying if you think you'll continue to own for at least 5-7 years...I'm not very familiar with he Woodinville market, but in Issaquah (not he Highlands)
I have run across homes, slightly older ones but pretty nice, in your price range or close to it.

I'm sure it's not an issue really... but it just sort of creeps me out thinking that Issaquah Highlands is all built on an old coal mine.

Thanks for all your inputs. Issaquah highlands is the recommendation i;d say. BUT i learnt from my friends who stay there that I-90 is literally a parking lot during office hours and its a mess to travel to/from highlands during office times. True?

Has anyone been to andalusia in woodinville....would you say 470k for a 2140 there be decent?

I-90 can get bad, but I-405 is definitely worse in my experience. In addition, Issaquah is much closer to the job centers than Woodinville. If you can deal with the ultra-small lots, I'd personally go with Issaquah Highlands.

Traffic on I-90 isn't that bad at all. My husband takes a bus from the Highlands Park & Ride every morning to downtown Seattle and his commute is maybe 35 minutes? On mornings if I drive him to work, we get to the city in 20-25 minutes. 405 and 5 are much worse traffic wise. Coming from CA, I laugh at what people up here call traffic. It's not the I-90, that's for sure.
