Crystal Bay: A few on the market in there; unrealistic owners want full price! in this market?

Heritage Oaks: taxes include CDD fees and are off the wall. Problems in there, many f/sale. ??

Heritage Oak Park is located in Port Charlotte, FL. There are currently 20 properties for sale in the community. The good thing is that there are only 2 short sales and no foreclosures. The remainder are normal sales. They do have an HOA fee and a CDD fee. Their CDD is included in the taxes. The HOA fee is separate. Fees vary by type of home such as villa, carriage home or condo. I visited Heritage Oaks Park a few years ago when it was about half way developed. I was impressed with how the developer saved as much of the natural fauna as possible as opposed to most that just clear cut and plant broom stick oak trees.
The villas are a 4 plex, side by side and two at back. There are two floor plans, both small with small living rooms with no wall to place a TV.
Then I got the sales pitch and got the CDD explained to me. Not only would I be paying my own mortgage and maintenence fee for my unit but I would also be paying the developers mortgage, their maintence fee to manage the developers mortgage and maintence fee to mow grass on the roadways.
That was my first experience with CDD, so when myfloridahomesmls was developed, I insisted that that a CDD y/n box be included so that property searchers not interested in a CDD be informed and not waste their time.
Lake Suzy. I also looked at lake Suzy communities. Some nice sections but way over priced and the only road in/out is Kings Hwy. And many may not realize it but Lake Suzy is in Desoto county, not Charlotte.
