Hi there! My husband and I, recently retired, plan to move to Santa Fe next fall. We've visited your city several times and dearly love it. Before purchasing a home (+- 400,000.), we plan to rent for a year in order to get the flavor and feel of SF's different neighborhoods and surrounding areas. Can anyone suggest viable neighborhoods for us to consider for our rental? Just something moderate, in a quiet, well-kept, low crime neighborhood. Are there any areas we should avoid? Would like to spend no more than 1500. per month in rent, if this is possible. Thanks for your help!

Take a look at Casa Alegre. We recently sold our home there and there is a good bit of rental in that area. Home quality will vary, but it’s a nice central location and you should be able to find something around your budget.

I should add that “well kept” is in the eye of the beholder. We chose Casa Alegre in part because it was the best kept of the neighborhoods in our range (<325), but the degree of scruffiness is very much a street-by-street thing. East of Osage is better kept in general than west of Osage.

You might find something in Casa Solana, but the proximity to downtown makes things a bit pricier up there. If you’re wanting more elbow room, try Eldorado.

I'd agree with jakabedy that Casa Alegre would be a good neighborhood to check out. Casa Solana, DeVargas Heights, Via Caballeros, Pueblos del Rodeo and Rancho Viejo are also good neighborhoods to consider. Eldorado is anywhere from a 15-25 minute drive into town. Homes are on a minimum of 1.25 acres, and the neighborhood has shopping, restaurants, bank, etc., so if living a more rural lifestyle is your preference, that is another place to look.

The rental market is extremely tight here and prices have risen. It used to be true that rental prices would be $1 per sq.ft. per month. Nowadays it's closer to $1.25 - 1.50. With housing prices rising here, along with mortgage rates, some people are getting priced out of the purchase market so instead of buying they are choosing to rent - and that is also causing an uptick in rental costs.

Thanks for your helpful recommendations, jakabedy and GreatSantaFe! We're not looking for a rural lifestyle (even though all that space sounds wonderful!), so the other neighborhoods you both mention sound better. for us. Sorry to hear that housing costs have gone up so much for you locals. A small, modest house would be perfect for us to rent until we purchase a home. jakabedy, by "well kept," I meant no cars on blocks, construction debris, etc. Thanks for the Osage tip. Will have fun looking at the different areas suggested!
