What is the best way to rent a family oriented condo or house in $an Diego? We have a family with small children who are in bed at 8:30pm. I am concerned about absent landlords (fixing things, landscape upkeep) and inappropriate neighbors (undiciplined dogs, parties, loud music). What utilities can I expect to be responsible for? And what is a good range of prices for a 3 bedroom (or 2 bed and a den)? I don't want to be farther out than Lakeside-Poway-Chula Vista. Thanks.

Not being around there right now, not sure of prices. I'd check out Poway, or Carmel Mountain if you can afford it. We lived in Collage at Carmel Mountain Ranch when first married. It was quiet and safe. There are a number of 2 bedroom loft and 3 bedroom units in there with 2 car garages. There was also a lot more parking spaces then most condos, or patio home communities, that we looked at. I thought is was very nice for families...close to schools, library, tot-lots & pool w/in the community and a nice overall community to walk thru. The 3 bedrooms have a small patio or 1/4 a postage stamp yard. I don't know how it has held up over the years, but at the time (1998-2001) the HOA seemed on top of stuff. There are two others in CMR, forget the names, but you can go to cmrhomes dot com and look at the plans. I think one of the other condo communities is Windham.

I'd post signs on the group mailboxes (just make sure you pick them all back up in a week or so) saying that you are looking to rent (and which plan)...maybe someone hasn't found a renter. Also, I'd check craigslist and backpage online. If you google, you'll find some management agencies in the area...they might be able to help too.

I liked 4S Ranch a lot too when we lived there...might check that out, but that will be more I think than CMR (could be wrong though). There are some condos and small patio home there as well. I'd stay away from the twin homes right before 4S...nice layouts, but if I remember correctly there was an awful smell in the summer (downdraft from something). Maybe someone else could weigh in on that. Scripps Ranch has some nice condos and small patio/condo style homes too.

Don't know anything about Lakeside or Chula Vista...totally different areas that we weren't around.

Poway has almost no condos. Best bet is Scripps ranch, there are a ton of condos right near the freeway. Another good area is Tierrasanta, there are a lot of condos in that area too.

Lakeside is pretty far out there, Chula too.

Excellent area. Those specific places are really nice. Last time I checked they were in the 400s.
