Weird...I live in Westcreek (Royal Oaks) and ours has only gone up 17.92% since 2002 appraisal. Our home in Lincoln Green (near Med Ctr) has gone up 33.78% since 2002. I guess I should not complain too much, our taxes due on both places shows a $900. reduction added together, but I too think it is a shell game given they now have decreased the structure market value and markedly increased the land value on both places. Strange when the housing market has seen the biggest increases ever in the past 36 months.

I was just checking on BCAD.org and was able to determine why some 2007 appraisals increased by more than 10%. If you have a homestead exemption (HS code), then your property can only increase by no more than 10%, otherwise it can go higher. Use the search function to find your address. Expand your listing and scroll down to the Roll Value History section. Look to the right and you will see a column titled HS CAP. If you have a homestead exemption and they raised your property value more than 10%, then you will see the dollar amount over 10%. This amount is subtracted and shown in the ASSESSED VALUE. This is the value your property will be taxed at.

You would be surprised how many people DO NOT claim a homestead exemption. It is easy to do and costs nothing. If you lived in your home on January 1st, 2007, then you have until April 30th, 2007 to file for a homestead exemption. Not only will this save you some money each year (I save $250) on property taxes, it will also prevent the value of your property increasing more than 10% in a year. I would suggest that you take the completed form downtown and file it to make sure you get the exemption this year. Here is the link.

Property Taxes go up each year, but the value of our dollars don't. I'm a bit tired of taxes myself- Maybe we should have a demonstration!

a friend of ours who lives in the Pulte neighborhood at stone oak and 281 had their property go up 27%

we live in the same house - different neighborhood - and are scared that will happen to us :vomit:

We have all of our homestead paper work sitting in the top drawer of our desk - I guess I need to go file that.

i own a duplex in monte vista they claim it was worth in 06 231K and in 07 300k. This is insanity!!!! I paid much less than 300K for it!!!!

Our taxes went up 26.9%


We moved from SoCal at the end of April 2006; my taxes went up $1,740!!!! We live in Stone Oak.

I much rather would prefer state income taxes, instead of these high property taxes.

Don't know if filing for Homestead Exempt will make a difference, but any $ amount is something

File the HSE, definitely. As of a few years ago, you could back claim it if you had forgotten (but could have claimed it). That could actually lower the assessed taxes by limiting increases to the 10% increase for several years in a row.

We are closing on a home at the end of April. Will we be able to immediatly file for the exemption or will we have to wait till Jan 08??
