I've decided to leave SA but I have no idea what my options are as far as my lease. I have a 15 month lease that I started at the end of last April, so it would go until August of next year. I'll probably be moving in December. Are you allowed to have someone take your lease over here? It's a very nice/brand new apartment and they would get the low rent until next August, so I feel like it wouldn't be hard to find somebody who could take it over for me... Is this allowed in Texas? I don't know what's in my lease because I never got a copy. Am I allowed to ask for a copy of the lease? Will that "tip them off"? Or should I just go to the manager and ask what my options are? Nothing is for sure yet though, so I don't want to bring it up to them too soon.. but at the same time, I want to know my options in advance so I'm not stuck at the last minute. Has anyone ever done this in SA before? I had to break a lease in California once, but I just found new people to take it over and they signed me off entirely, and they signed on.

You need to sit down and talk with the folks that have your lease. They'll give you a copy of it, and review your options with you. If they have a high occupancy rate, you'll probably find them pretty willing to release you from it. But you need to understand that they're under no obligation to do so, and they may well have a prohibition from you finding a sublessor. Best to ask...

Next August? 15 months from last April, April 2012, would be this past July. Right? Or am I not counting on my fingers right? Or do you mean April 2013?

TexasRedNeck's given you everything you need to know. Just go to your office and request a copy of the lease. Whether or not you can sublease would be spelled out on the lease. I'm guessing there would be a no-sublet clause if it's a new apartment building.

It's always best to work with the landlord in a situation like this. They would probably be able to rent it out without you being responsible anyway.

On another note, never sign any lease or contract without getting a copy of it. Very bad idea not to have a copy.

Thanks! I'm gonna wait a bit but I'm definitely gonna talk to them. I have a fairly good relationship with their office so I hope it goes ok.. I actually found someone last night from my apt on craigslist looking for someone to take over her lease, so I emailed her and she said she had to move for work so leasing was letting her find someone to sign the lease over to. I'm hoping it's that easy.

I definitely asked for one at the time but I guess they never got around to it, and with all the chaos of moving in etc I completely forgot to follow up!
