I was out looking last summer and I saw some nice small frame built houses on big lots in a neighborhood where people have nice gardens in Reedsport. The bank would finance those. They were in the $70,000-$90,000 range. I was shopping in the $60,000 range and the agent thought it was worth submitting an offer for that amount, even for the higher end of that price range.

Reedsport is fairly small and there are not a lot of jobs. It is really different than the Salem area that you have selected. Weather is different and shopping is less available, although you can buy groceries and basics.

I only mention it because you might be able to afford to buy there. I was all up and down the coast and no other place on the coast has a house that the bank would finance for under $100,000. Maybe Toledo, but I didn't see anything low priced in Toledo that wasn't a mobile home, and banks are touchy about financing mobile homes.

One option is to go to Homepath Oregon: https://www.homepath.com/state/or.html these are Fannie May foreclosed homes and you can pick them up rather cheaply. This is how we bought our home, it was listed at 170K we offered 130K and Fanny May accepted the offer. You never know unless you try. The posted link covers the entire state, so just pick the county for home listed.
