Was wondering what the rental market is like in Rochester? There are some beautiful, multi-family, turn of the century homes in and around the city. In the nicer areas, say around Park Ave and the like, are apartments easy to rent? Does anyone know what the rents average?

Anyone with experience owning and renting such homes I would be interested in hearing what your experience are like? Getting good tenents, problems, what to look out for, etc.

I would say at least half of the houses in the Park Avenue area of the city are multi-family homes; often with an owners unit downstairs and 2 or 3 rental units upstairs. Nothnagle has many of them listed. You just select the "multi-family homes" option in a little drop down menu when you begin a search.

Is it easy to rent these apartments though? And what does the average 1-2 bedroom run $$ ?

Easy as in finding people to live in them? The park ave area is very popular with people in their mid to late 20s. Though I didn't know too many people in the real estate market while I was there, I have never heard of people having problems finding tenants. I paid 700 for a 2 bedroom apt when I was in the area.

Yeah, Park Ave. is some of the hottest real estate in the region. The single family homes usually sell pretty fast to empty nesters who want a nice old home with charecter, and the multi-family units are the best investment properties you can find in Rochester. The real estate market is probably just as strong in Park Avenue and most of SE Rochester as it is in "the P towns". 99% of the time, if a young urban professional is looking to live in Rochester, they will be looking to rent in the Park Avenue area (unless they can afford to buy)

That's what I wanted to know, thanks.
I just wanted to make sure the apartment would not sit vacant for any length of time, as long as it's a popular area I agree it's a
good investment.
