[FONT=Tms Rmn]I am tenant and I have an incident that happened. One day as I was pulling up to my home I pressed the garage door opener and it opened up. Once the door was open I then proceeded to drive in. As I was half way in the door came rolling down and landed on top of my vehicle. It damaged the roof of my SUV and the garage door was damages too. The garage door was smashed upwards. My question to you is " I'm I responsible for the garage door?"

It would seem that you have a reasonable expectation of this door working properly. I'd get several estimates, see if the landlord will pay (he might). If not, it's probably an issue for small claims court. Document everything, with pictures. Fortunately, there was no child under it, just the car.

The easy way out would be to let the insurance companies battle it out.

I imagine the first order would be to check the operation of the door. A spring may have failed of the carrier could have left the track.

The girlfriend of my neighbor was always in a hurry to get into the garage and close the door. She accidentally hit the opener as it was nearly open, it reversed and the roof rack hit the car... almost $5,000 in damage.

I don't have openers in any of my rentals... only one tenant actually uses the garage for parking... so it's not really a problem.

I always wait in the driveway untill the door has fully opened before proceeding... just to be safe.
