We've moved out of our house and are going to be renting it. We took pictures prior to moving out to potentially use in our marketing. It's now empty and clean and we could take pictures again that show it as it is now.

I would prefer to use the empty pictures so potential tenants can envision their own stuff in the space and to avoid potential confusion with people thinking it's a furnished unit.

My wife wants to use the pictures from when all our stuff was in it because she thinks they will look better.

Thoughts?

Go empty.

Nobody really cares to look at your stuff, and how would a potential tenant know that there is no nasty murder stain underneath that sofa in the pictures?

Empty and clean all the way.

That's tricky! When I'm looking for a place to live I generally prefer to see pictures of the place empty. In fact your furniture may not appeal to me at all and having it pictured could be a complete distraction and turn me off looking further.

And do provide a lot of good pics both interior and exterior. I've seen some dreadful ads and so many of them (I know, this is just too weird) show one lousy picture of the LR but three or four of a totally normal and boring bathroom (some of which include a special pic of the seat-up toilet bowl)! Your picture layout is really important and my vote is for lots of them with the place empty. Good luck!

empty. people know what they have and will know where to place it.

empty is always better.

I hate this staging crap, it is just a money making scam.

From a renter's pov...I would want to see pics of an empty place. Staging (imho) is for homes that are for sale. If I came across your ad for a rental and the pics. showed a furnished home, I would question that someone was still living there and that was all their stuff (which might mean a pain for me to wait on another tenant to move out) or that the home came furnished. I know you would be specific in your ad, but first impressions mean a lot. If my first glance at your ad shows furniture...I am going to make a couple immediate assumptions and may not continue looking at your ad.

Sort out the best ones for the actual listing and then note in the ad that you have others you can email to interested parties.

Build your own website (e.g., 3968 Vrain Street, Berkeley, Denver, CO 80212-2251 USA ) for the property and then link to it.
