Your agent should be helping you know what to expect during the selling process. He/She will know your house, and what repairs or upgrades might be needed or requested, as well as what items would be conveyed. A sticky point is often things like surround sound sysytems, wall mounted tvs, etc. Those items should be listed in mls as "conveys or do not convey.
Buyers usually won't ask for repairs until after the inspection. They may ask for personal possessions with their offer. Like, they might want patio furniture, or some piece of artwork or rug.

As an example, here are the things I asked to have fixed. These were noted by the inspector.
Leaking drain in master bath shower, broken truss above garage. Miswired three way switch in kitchen and laundry room. I ignored a tough to open window, the ratty carpet and the very sooty glass on the gas fireplace.

For anyone else who is wondering what buyers ask for, it is a very good idea to put away anything you have that is both wonderful and you are unwilling to part with it.

Special light fixtures that you wish to take with you should be replaced before listing. One of a kind pieces of furniture or artwork should be removed. If you can't bear to part with your refrigerator, take it out of the house before you show the house to anyone.

The house I am in right now will be going on the market this spring, but before it is listed, the expensive wood stove will be swapped out for an ordinary one and the expensive one goes to the new house. Anyone who looks at the house will never know that any other wood stove was ever there.

Old thread, but a good question.

My answer would be to take a good, hard, honest look around your house. Is there anything in need of repair or replacement? Those are the things a buyer is likely to ask for. In the two houses I've sold, those included replacement of a window where the vapor seal was broken so condensation built up between the panes, and to fix some caulking.

I tried to anticipate issues to make my house more marketable, so I took care of things like paint touch ups, fixing loose plumbing fittings and light fixtures, cleaning and stretching carpet, servicing the furnace, etc. before listing my house.
