I haven't read the entire thread so sorry if this is out of place . . .
We are both in the buyer and seller boat and the moment and here's what we've experienced.
Closing Costs - Buyers want you to chip in and in this market unless your house is a gem you may want to help out with that.
Repairs - If there's nothing major wrong with the house they may haggle over tiny things - Sticking doors, Fogged windows, etc. BUT if a big ticket item is in trouble - Furnace, AC etc (they only find out after the inspection) be prepared to help or take a chance that they walk

I will be a buyer in two months and I will most definitely be asking for closing costs. I would only ask for repairs if they were very important ones.

I have not read all the responses before giving you my opinions. I find many buyers today are asking for the seller to buy down their rate, contribute to closing costs, pay HOA dues for a certain amount of time, sell personal property along with the home, carpet allowance or decorating credit if necessary.

On the flip side, I've shown many many many homes where the seller is offering the same type of incentives. Some are offering to pay for a cleaning service for a year, pay for lawn service for a year, hire a painter or decorator etc...

It all comes down to how fast they need to sell and what they are willing to do for it. I showed a home last weekend where the seller is offering to lease a new car for 3 years if someone buys his home!!!

Agent incentives are out there too but I think you need to give the incentive to the buyer in this market.

I am looking at a house on the market 75 days. Asking price 149. What would be a good cash offer to make?

We have no idea, dear. We don't know the neighborhood, we don't know the market, we don't know the comps, we don't ANYTHING except a price. We don't know what has prevented it from selling -- price? Location? Condition. Anyone answering this with a number is just going to be blowing smoke.

sperrygirl, you really should make a new thread if you want people to respond. This thread is 8 years old, and your question is unrelated.


And I agree with dblackga, you need an agent familiar with your local market and this house in particular to help you with that question. No one here can advise you on this with any level of competence.

They might ask for lots of things, it all depends on your market and your home. Ask your agent. Any small thing they might ask for... you might want to just do them now. Save the step in them having to ask.
