Coming from a Realtor that doesn't know the area you're in I may want to put a couple things out there for thought.
The are in my opinion two reasons why a home doesn't sell.
1. It is invisible to the perfect buyer. Meaning if you search for your home knowing it is for sale and can't find info on it, any potential buyer won't be able to find it either. This goes further than just getting your house to show up on the big 3... (Realtor.com / Zillow / Trulia) as well as the MLS.
2. If you believe that your house isn't invisible then it is probably over priced.
What do the photos look like? Do they do the house justice? Are the photos shown practical to making someone want to buy the house or are they of trees? Are they blurry, etc.?
Also are you considering what you paid for the house break even or what you owe on the house break even point?
I would suggest to do whatever you can to not short sale it unless it is the only answer and many people have done that and have been very happy, but at some point you will need to use credit again and you don't want to be paying for a Cadillac and be driving in a 1980 VW Bug...
